Journey
Landlords
Plan, let and manage a property responsibly.
Gross rental yield is a starting ratio, not an investment return. Budget for vacancy, maintenance, safety compliance, finance, tax and realistic rent collection before judging a property.
Common questions, answered
What yield will this property make?
Enter annual rent and purchase price for gross yield, then subtract void allowances and operating costs for a net operating figure. Model borrowing and taxes separately.
What are my responsibilities?
Duties can include safety checks, tenancy deposit handling, repairs, EPC requirements and local licensing. Rules and commencement dates vary across the UK.
How does buy-to-let finance work?
Buy-to-let lending considers the investor and property, not simply an ordinary residential affordability multiple. Model interest-only and repayment mortgages appropriately.
How is rental income taxed?
Include finance-cost relief restrictions for personally owned residential property, applicable property tax and expected repair reserves. Seek qualified tax advice for company ownership.

How to approach landlords
Step 1
Compare net cash flow, not advertised yield
Divide annual rent by price for a gross yield, then model vacancy, agent fees, insurance, repairs, service charges and ongoing safety obligations. Interest-only mortgage payments leave the principal outstanding; repayment cash flow includes capital repayment. Stress-test empty months and rate changes.
Step 2
Understand duties before advertising
Landlord responsibilities depend on nation, occupancy and building type. Check gas and electrical safety where applicable, energy requirements, deposit schemes, right-to-rent checks where required, repairs and licensing. Use the relevant national authority rather than applying one England-only list nationwide.
Step 3
Document tenant and property decisions
Use transparent written tenancy documents and inventories, conduct lawful referencing and keep evidence of inspections, safety records, communications and deposit compliance. A clear audit trail reduces confusion when tenants leave.
Step 4
Keep tax estimates separate from business cash
Personal property-income tax can treat residential finance costs differently from normal expenses, while company taxation and extraction of profits introduce further issues. Do not make an investment decision from a simplified calculator without checking HMRC's current rules and professional advice.
