About this calculator
Land Transaction Tax (LTT) is paid on property purchases in Wales and is collected by the Welsh Revenue Authority. Wales has a higher 0% threshold than England but no general first-time buyer relief.
This page uses the same engine as our Stamp Duty calculator, set to Wales.
How the calculation works
LTT is charged in slices at the main residential rates. If you'll own more than one home, the higher residential rates apply instead — from the first pound. The higher rates don't apply to purchases under £40,000.
| Portion of the price | Rate |
|---|---|
| £0 – £225,000 | 0% |
| £225,001 – £400,000 | 6% |
| £400,001 – £750,000 | 7.5% |
| £750,001 – £1,500,000 | 10% |
| Over £1,500,000 | 12% |
Worked examples
LTT on a £280,000 home in Wales
0% to £225,000, then 6% on £55,000 = £3,300.
First-time buyer in Wales at £200,000
Below the £225,000 threshold, so £0 — not because of relief, but because the nil band is higher.
Second home in Wales at £260,000
Higher residential rates apply: £15,950.
