About this calculator
This calculator answers one question: when can I reach my deposit target? Choose a home price and deposit percentage, then add what you have and what you save each month.
How the calculation works
Target = price × deposit %. Months = time for savings plus monthly additions (and any interest you choose) to reach the target.
Worked examples
How long to save a 10% deposit on £300,000
With £12,000 saved and £700 a month: 26 months to reach £30,000.
5% deposit on £200,000
Target £10,000. Saving £400 a month from zero takes 25 months.
20% deposit on £350,000
Target £70,000. From £20,000 at £1,000 a month: 50 months.
What changes the result?
- Deposit percentage.
- Monthly saving.
- House prices moving while you save.
Common mistakes
- Saving for the deposit only and forgetting buying costs.
- Assuming savings interest that isn't guaranteed.
Frequently asked questions
Is a 5% deposit enough?
Some lenders offer 95% mortgages, but a bigger deposit usually opens more deals.
How much is a first-time buyer deposit?
Commonly 5–20% of the price.
Should I include buying costs?
Yes, if you can — add them under advanced assumptions.
Does a Lifetime ISA help?
It can, but its rules are strict. We don't model it yet; check GOV.UK.
What if I can't save every month?
Use a lower monthly figure to see a realistic date.
